In this stage, ideas and design concepts are explored and a single design concept is developed into a set of drawings and specifications in preparation for construction.

 
 

Design Contract

Hourly Basis

Approximately 10% of Construction Costs ($1,700 minimum)

5% Deposit

Payment at end of each design phase or monthly

Client may cancel at any time

Reserve a place in our construction schedule with a Letter of Intent

Schematic Design & Feasibility Study

  • Listen to "wish list"
  • Discuss budget and program in detail
  • Document existing house with plans and photos
  • Brainstorm and create innovative solutions
  • Present design options and approximate price

Design Development

  • Listen to client feedback
  • Synthesize best ideas into one plan
  • Evolve design with style and materials
  • Investigate structural and mechanical issues
  • Present developed design and refined cost estimate

Construction Drawings

  • Listen to client feedback, update plans and scope
  • Specify all materials and details
  • Complete all working drawings and specifications
  • Present final cost estimate and construction contract
